@Brian Barch I completely agree, for someone who's scaling or who has a demanding primary job, it's not practical to be spending your time sending a bunch of Zelles or Venmos.

It's not worth spending $6,000 in closing costs, and paying 8% interest to net $100/month on a rental.  

I have the same thought process - I will continue to self-manage until it does make sense to spend our time doing it.

Plus there's no one spending their time like that without expecting something in return. 

You can spend as little as $100 to form an LLC, or you could use an attorney and spend $1,000 or more.

I highly recommend figuring out your car situation prior to being an agent otherwise you'll spend all your time transporting between properties.
