My end goal is to get into buy and hold investments (multi family and larger projects as my experience and network evolves)My immediate question is how do I analyze selling my current home (bought high in '05) vs remodeling and holding or refi and renting?

I checked on it, luckily the trees are not protected tree species, so I don't need permit to cut. :)

I use Evolve Vacation Rentals and they are responsible for listings, marketing, payment, customer service, photography and they only take 10%.

If they don't want you in the LLC or partnership.. then you can have hurt feelings but its time to just move on.If they wanted they could simply stop using that LLC and create another one for a few hundred bucks and just move on.Its happened to ALL of us throughout our careers partnership come and go dissolve evolve move on etc etc..

@Nick Winikoff @Jeff Graves  AirBNB is only 5% of my bookings and I utilize Evolve to feed all the major sites and handle all payment and booking details so that is another layer to think about.  

Also the starter home is a dying species as those are being converted to rentals to and home builders are building larger and larger homes on average.

But the desert its a no brainer.I am going to see about putting one on a big spec I am doing in Charleston.. to get the show started.

;) Full transparency, I use Evolve VR who partners with VRBO/HomeAway, etc so I really never have to deal with the specific charges as my guests book thru VRBO.

If you can find a good wholesaler it will be worth it-- I find they are a rare species these days.
