@Everest Jordan, I recently listened to an expert panel discussion with James Eng, Dino Pierce, Jonathan Twombly and Jeremy Roll.They had some interesting things to say from a macro point of view.James, Jonathan, and Jeremy were certainly advising caution.For example, James Eng mentioned that he looks at dozens of T12's every day and what he is noticing is that the rents are flat, so at the moment there is no ability to drive rent growth.This tells him that the market is definitely softening.

4 reasons come to mind (there may be others):1) changing market conditions (equity has gained, rents soften or are reduced by govt or market factors); 2) expansion of govt regulation of LTR’s (i.e. statewide rent control);3) expansion of govt regulation of STR’s (govt makes it more difficult or less profitable to operate); and4) differing goals of partners in a partnership.In any of these instances, prefer not to “sell”, but rather 1031 tax-free exchange to friendlier climes & better growth and cash-flowing opportunities.

On the Oregon Coast the mild softening in activity provided clients greater likelihood of transactional success or at least the chance to present an offer.I've had 3-4 recent transactions either close or under contract that might not have otherwise got done if market conditions and buyer demand were that of 8-12 months ago.
