I'm spending at least 20-25 hours a week "managing" Suncoast Property Management. 

The wire fee's are huge since we wire 10 to 20 times a week or more when we are doing draws. 

Maybe a  weekly retrospective with most of theseOur Property Manager-> My Business Partner-> Our Realtor-> Myself

I've been lurking and replying on a few posts for a few weeks.

I noticed a lot of posts in the facebook groups I am part of both on BiggerPockets and other real estate investing groups in the last few weeks.

Call 1000 homeowners this week. you can do inbound, send direct mail, or buy leads from a pay per lead provider. you need to be talking to people who want to sell their houses. best of luck, lets connecrt.

The tenant moves in next week and I will be doing a unit walkthrough and orientation with him where I will go through the key parts of the lease since he didn't sign it.A couple other things that are different from typical MTR stays:- They are not using my property management software (RentRedi) to pay rent.

I'll check back in a week  to see if any additional benefits have been unlocked.
