@Jordan Ryan I highly suggest teaming up with a broker who you'd want to build a relationship with and truly understands the ins and outs of different underwriting guidelines for fix & flip and DSCR loans.

I have never seen anything that suggests you can go over the 25k against your regular income if you're not a real estate professional just because its an STR. 

Or I do like the suggestion above of a co-work meeting space, assuming it is a bigger urban area that would be a solid potential income stream. 

A contract issue is a simple refund most of the time.

As @Julia Lyrberg said, I would suggest other areas unless it's a great deal

I would also suggest getting a PM to handle this.

It depends on the rent amount and the difficulty of renting in your area, but I'd generally suggest something more like 50%-75%.
