In the BP BRRR calculator, the 1st section in regards to loan details is the purchase loan details, this is self-explanatory enough, but what I noticed was the section of it (required section) asking "Amortized over how many years".

Taking advantage of Section 121 and getting as much free cap gains as possible would be my route (Option 3), but you'll likely hear different responses from different people. 

I have a call with a couple of out of town investors who are interested in investing in section 8 in detroit. 

I believe the toilet sitting on top of it is ok as it can still move under it if needed.4- A nice clean caulk line at the edge of the tub will work fine and look just fine.5- I have not had to repair any sections yet, but am anticipating it to be a nightmare...I hope this helps.

I will try the enzymes, and white vinegar with kitty litter next time.I sold a house with beautiful wood floors...seller's cats would go to 3 specific corners and urinate.
