Stuff wears out (exterior paint/roof/flooring), you have to repaint and fix holes in the wall when you turn over tenants, without fail within the first 3 months of rent it out something will break.

I will add that my handyman skills aren't the best as when there plumbing issues I typically called a company to fix it and had to deal with water leaking into the unit below ours (we have resolved the issue and are making renovations to the unit including the shower, kitchen, and also repainting some stuff).

Purchase price: $295,000 Cash invested: $35,000 Bought the 2 bed 2 bath condo in 2019 with 3% down at 295k (+was given an $8k closing credit) and lived in it for 2 years exactly then spent 1 month gutting all the old carpet to lay LVP, repainting, and doing new shower and light fixtures, sinks, etc (about $25k).
