Developers have just started raising offers since the rezoning, so getting one of those properties sooner rather than later will be great, because by the time you want to sell the market will tell you what developers are willing to pay. 

A couple of partners and I raised some capital and started buying commercial loans (notes) from banks.

Many of the smaller assets (5-30) are small operators who have not raised their rents to market and are leaving a lot of rent on the table. 

So I don't want to raise suspicion, which could lead them to deny my application.

We have used over a million dollars from investors in the past for individual deals, but ever since launching the fund it has become extremely hard to raise money compared to past deals, but we changed our terms to be more favorable to the LP’s. 

Hey @Christopher Bierman-Gwinn, I'm orignally born and raised in San Francisco and chose to invest in Columbus, OH for few different reasons.

Based off of the responses here, this increase does seem aligned with other insurance providers.I like the idea of raising the deductible, but will have to think more about lowering the replacement value.
