Essentially, we are self-employed in that pursuit. 

A great PM will provide a service that allows an owner to not be involved daily with the intricacies of their properties, but simply enjoy the returns while using their time on more profitable pursuits.  

Russell Conwell dedicated a rather large portion of his sermons to delivering the story of an African man who left his homestead in pursuit of diamonds.

Instead of keeping $100 - $150K sitting in the bank earning <2%, we always retain a minimum level of cash-on-hand but make the remainder available for the pursuit of acquisitions if needed (this does not mean we automatically go out and spend it) .  

A lawyer would be able to help understand whether it's a worthwhile pursuit.

So when I go into a new market if I want to engage an agent in my pursuits those are the first things I do...

I don't think it is very hard at all to do what you are good at, and build a team around you of people who are good at other stuff, to help you with your real estate pursuits.  

Congrats on your entrepreneurial spirit and drive to keep moving forward with your knowledge and pursuit of your goal of being your own boss.  

BP has been great for my residential pursuits, glad to see others diving into industrial on here as well.
