@Steve Sayler in our management contract it clearly states we will not pick up rent nor accept cash payments directly.Tenants can either mail us a money order or deposit cash directly to our bank.

@JJ WilliamsI am not a fan of giving cash flow or equity or anything like that in these scenarios- I would rather pick a fixed rate to borrow on and have them act only as a lenderAs time goes on cash flow will increase over time - do you want to owe them for perpetuity on that asset ?

You can't ignore all the other changes and pick 1 thing like commissions to compare and say look at difference and ignore all else.

All my rentals are in Kansas in a city that David Greene like to pick on as his Midwest scapegoat (although his criticism isn't totally unfounded, a company there did just land an over $1 Billion government contract so I am happy with my city choice).
