It was simple, fit what we were looking for at the time, and it has turned out to be a really nice investment for us.We recently put a duplex under contract in Vero Beach, FL and we have uncovered all sorts of issues, which gives us pause as to whether proceed.

I think it is because they are unusual that other investors, like yourself, pause and worry about them.I probably wouldn't buy it for this reason alone, as I prefer liquidity.

Don't overlook the vacancy factor on your analysis, as there is always a pause in cash flow between tenants.  

If you have a bank with 100 million total cap then 8 million is likely more than they want to put into a single loan and gives them pause and high risk.On value add deals the key is to get no-pre pay penalty so you can get out of it anytime you want when the value increases.

If I'm looking at comps to help with my decision making, but those comps are also inflated, shouldn't that give me pause?

I want to put down 20% so i can have lower mortgage payments and increase cash flow as opposed to 5% (let me know if this is a good idea or not).The huge difference in US and Canadian home prices and all this talk of the real estate "bubble" in Canada makes me pause though.I wonder if it is the large metro areas like Toronto and the GTA skewing the numbers and if the smaller mid range communities will suffer a smaller price correction.Im looking in the Ktchener/Waterloo area and wonder if prices are too high right now?

I did this once and the people who answered...without pause...told me not only does the applicant not live there, they live across the street and are moving because they were getting kicked out for the grandson's drug dealing.None of this would have shown up on the criminal history of the sweet little grandmother who gave me the application.
