And if on the rare occasion you get lucky and can get $1,100 in rent, your expenses will be only 50% of the FAIR MARKET RENT of $12,000.In the same vain, if you have a vacancy and collect only $11,000 in one year, your expenses don't go lower to $5,500, they will still be $6,000.

On the rare occasion we require a full background verification, we submit a request to the RCMP or local law enforcement for a criminal background check.If you wish to farm out the entire application and verification process, many property management firms offer a placement-only service ... they typically cost you 1/2 to 1 months rent for the unit being filled.

I can understand there are occasions where your client gets laid off suddenly and therefore can't buy a house, but overall it seems once you've secured a client and they sign a contract with you what else would prevent this sale?

Our other tenants pay the rent online, by auto-debit, and on occasion that transaction has failed to clear due to NSF.
