Preapproved ADU plans offer extra space or rental potential.

Make sure the lender gives you what is called "Non-Dutch Interest" on the rehab portion, that means you do not pay interest on the rehab funds until you use them.

How about DSTs in the office, retail, etc. spaces?

After you are approved you will have 7 days for the inspection and can walk away in that time space.

When people replace their old homes, you can possibly get those fairly inexpensively if they fit your spaces...Best of luck!

They were all non performing - many renovation loans where little reno was done and maturity date already passed - guessing it was inexperienced borrowers learning how to flip and were getting "easy" money. ya they took me out of about 14 of my deals and well being that I was getting paid it was not my place to coach them they made loans far in excess of my positions. 

For me personally, I would leave it a loft so the renter could have a playroom for kids, office space, family room, etc.

If you're not present to let them in (or have the space occupied for whatever reason, etc.), they should be notifying you and you may have to face any repercussions (penalties, pauses on your permits, etc.) 

My offer to purchase was successfully accepted in a competitive market, and I immediately found a tenant to rent out the space for a 12 month lease.

Maybe it's a non-profit who wants to turn it into a community garden and somehow got a grant and greased some wheels in the planning office?
