As a landlord with many properties, it is frustrating to respond to hearing notices for negligible and/or transitory "issues", like fallen branches in the yard, "scattered debris", etc.

[b]Hi guys,I have someone who is trying to sue me in regards to a slip and fall incident who claim they fell on my steps going to basement.I do NOT think this person has a leg to stand on as this person is a liar, a drunk and many other things. there is NO negligance on my part and I have a pregenant woman and a 68 year old women going up and down the same stairs daily.However with that being said, I am reluctant to go to my Homeowners insurance policy with this issue for fear of them raising my rates or possibily dropping me.

I'd also charge for negligent acts, had a tenant turn the water off to the hot water heater, took a long shower she said and then left on vacation, burning the elements out.

I recently tried a local private investigator I met that does background checks for local companies and his info was good, but it was a hassle inputting the data on his site and i had to wait for him to do a few things on his end so there was no instant gratification that can be had with online services and in the end there was negligible cost savings.

A five thousand dollar difference in price is negligible to the agent, but getting a few more deals closed in a year will be substantial.
