Make sure all their names are on the eviction paperwork for everyone, even the children, can be found by searching for evictions.

Thanks, @Derek Brickley - the houses that we used seller finance and private money are in my personal name. - The commercial property is in an LLC, we get K-1s from the LLCs taxes every year showing that the LLC pays for the expense and is cashflow positive; except for the deprecation we take :) I plan on buying a new primary residence in the next 1-2 years and want to know if I need to have the commercial loan adjusted so that its no longer personally guaranteed.

We hate putting the utility bills in our name but in these situations that is what we do.

Second, the prospect stated on the application they lived in the property for 4 year, but the tenant rent ledger that was provided stated a move-in date of last year 2023 of October and for some reason doesn't have the name of the management company, and the ledger looked like it was created using Microsoft Word.

They run around doing stupid stuff and hurt your good name.
