Dish detergent does not dissolve solid material, including some sauces which can spray Pest control should only be sent with proof of pests and they should report back as to whether the tenant caused the repair.I think you have a great tenant you won't have to do much for and can keep for a long time.

The problem I see with the strategy you describe is that my one rental in the Bay Area that generates $5,000 in monthly cash has one roof, one hot water heater, one furnace (we generally do not need air conditioning in southern Marin due to our mild weather).
