Also, are you trying to avoid one with an ice maker--potential here for additional maintenance if any issues arise.I've had Whirlpool, Samsung, Frigidaire in properties without any issues.Make sure you're aware of what the manufacturer warranty covers things such as parts, labor, and compressor.  

Yes it's definitely legal, and I've sold a few this way.

@William Causey depends on the transaction and the parties involved.Agree with @Dennis McNeely on some of the transaction costs.A different issue though is with an Assignment, the buyer gets to see what you paid for the property.

Depending on how you are acquiring these properties you may be able to just do one per year but that only matters if speed is an issues.

If $150 is making or breaking the deal, then there's other issues. 

Hire a company/person that is solely a QI like @Dave Foster they do it every day and will keep you legal and on track. 

However, there are small parts of "Clearwater" that are unincorporated and therefore legal for 1 night stays, opening the door for successful operations.
