@Jacob Munson Make sure you include costs to furnish the place, kitchen stuff, linens, supplies, nice looking decorations etcI'd be curious what others have spent but my guess for a 3 bedroom house with a pool is between 30-40K from bare house to ready to rent.

@Rabia Khan leverage buyers agent experience. look for HOA cash reserves, check how old or recent HVAC is, kitchen appliances etc. the more recent and updated they are, the better it is for you as you dont have to invest in maintenance or capital expenditures.

You can see this all the time on trucks: 'ABC Plumbing - Specializing in remodels, baths, kitchens, tile, etc'What this means is that they are really not good at anything and desperate to take on any job just to make a few bucks.
