If you are moving from your SFR to another property, then you should be able to get a 5% down loan or even 3% if it's FHA.  25% is only if you won't be living in the property in my experience.

This is from personal experience, the housing authority is the problem.

You want to find a balance of investing experience, but strong track record of multifamily sales (which you can see on their Zillow profile).

In my experience stoves and refrigerators have WAY less issues than washers, dryers, and probably dishwashers. 3.

Additionally, I would like to attempt to do the process Owner/Builder with subcontracting work out as well as doing some of the work I'm comfortable with (I have some experience with bathroom & kitchen remodeling an am not new to the construction industry).

PMC staff are good at maintenance and maybe repairs, but they are NOT licensed contractors with years of real-world experience.

I plan on driving alot to find distressed or run down multifamily properties that possibly are owned by an out of state investor and reaching out however would like everyone's opinion or personal experience on some other creative ways.
