Everything, including moving furniture, spackling, and doing two-toned paint jobs (2 walls gray, 2 walls blue) took about 4-4.5 hours.

Get some gray cloth chairs and vase and put it on the table. 

The interior was badly stained with tobacco so I paid painters to do 3 coats of interior oil-based primer and neutral gray in the other rooms.

My rental investors have been getting out priced in South Philly since most of the properties in Point Breeze and Grays Ferry have a higher barrier to entry as well as a increased rehab cost- often to the point that you are better off just rehabbing and flipping the property.

Weathered wood look solid core vinyl plank floors...gray, beige and brown in a medium light shade...everywhere except master where there is carpet.
