I listened to him 6 months ago and couldn't be happier.  

The dollars and cents may not pencil in immediately, but up-front improvements can have an impact on your sale later down the line, lead to happier tenants, and reduce maintenance costs. 

Best way to  get new investors is have great deals  and do a good job  the rest help but referrals  and word of mouth are the best.. so are repeat customers

Are you an accomplished investor known in your area that has multiple examples to use and word of mouth referrals to back that up?

I am foaming at the mouth trying to get a contract but its a complicated divorce situation.

Also UPMC or the Universities don't have to be the best overall to thrive, they can find niches.I have said many. many times, especially to @Steven Ko whose enthusiasm and positivity is a welcome counterpoint to my beliefs, that I would be very happy to be wrong in the long run, much happier than to be right about the area. 

I want the buyer who can "belly up to the bar" and put their money where their mouth is and close ASAP. 

I've found trying to split the profits among too many mouths leads to everyone being disappointed.

They'll be happier. 

After seeing thousands of fraudulent chargebacks be favored with the buyer, I think the whole thing just left a bad taste in my mouth with CC's..........I can also get into the stories of thieves literally fishing rent drop boxes , washing money orders all while getting caught on camera but will save that for another day........
