I feel like there are some strategies and follow up I'm missing and hoping to work for a capital raiser or an investing group as a capital raiser, so that they can focus on what they excel at, rehabs and project management.

However, in the last couple of years, GLVAR modified their PM agreement to include an option for PMs to collect fees while the property is vacant.  

The home needed a lot of work including roofing, windows, siding , kitchen, baths, and mechanicals.

If you feel like the properties have appreciated, you might consider doing 1031 exchange.

Starting out can feel overwhelming, but it's great that you're already thinking about risk management with vacancies.
