I have one that's FANTASTIC for higher end properties (@Dave Stokley), and now I need one for nice properties that don't fall into the luxury category.

He makes it work because he gets out there and busts ***; it doesn't just fall into his lap.  

I am currently rehabbing my primary at the moment with plans to rent out this fall.

They fall into a few categories, 1.
