Got us where we needed to be for a refi with no extra money in from Regions.

So, I feel as though I am speaking from experience, that paying a little extra and going with a stellar sales team was more than worth it than trying to sell it ourselves out of area.

Marginal views are more of an amenity, but with an incredible view, people are willing to pay extra and they are looking specifically for that epic view experience.  

From a fellow newbie.I work a 9-5 as well and plan on keeping my hospital job (Luckily, I am only part-time at this job but have the option to pick-up extra shifts or take extra call 📟). 

Just like anything in life.Once you have made the decision, this is what you want to do.You need to have tunnel vision on your goal.If your saving up for a down payment, work an extra job, side hustle, reduce expenses, whatever.Finding cash flowing properties is not hard to come by, your first property does not need to be perfect or give you the absolute best return; you need to acquire it as soon as possible to start the compounding effect.Hope that helps :) Lets get to work
