Once you convert your property to a primary residence you fall under Section 121 (the 121 exclusion), which excludes only capital gains and not depreciation recapture.

Notice Requirements for Foreclosure in LouisianaThe notice of sale is personally served on the borrower by the sheriff, and published two times in a newspaper in the parish where the property is located.A borrower whose foreclosure action is brought under executor process receives a three day notice upon default.

I like to take those numbers and match them against the rents asked for on Craigs list as well as the local newspaper.

I didn't find a single abandoned/obviously distressed property but more importantly I realized that is not how i want to spend my time.I want to spend my time doing ABC:ALWAYS BE CLOSINGSo I need leads coming to me.Current ideas/strategies:-Posting craigslist ads, offering $ for the location of these houses(some upfront, or perhaps say $500 if I close the house) -awesome bc it's free-Posting in newspapers-Remnant time on the radio-Also bandit signs saying "buying houses for cash"and to take it further, billboards (I recall seeing one that said "I buy ugly homes" years ago, now it's very clear to me lol, that would require capital though.Share your best ideas especially ones you've had a lot of success in:

I actually heard of a guy who focuses almost exclusively on 1 bedroom homes and rents them out to the elderly (mostly) and does very well.
