As mentioned before I am still a newbie but from my understanding you will have effectively no equity up front and will make a tidy profit should it sell at anything close to it's valued amount.I agree that it might not be the ideal buy to hold deal hence why the above may be the better route enabling you and your wife to get some nice money out to target the market and or properties that meet your investment ideals.Interesting one though and even without the back story will hopefully leave you and your wife with some fruits from her dad.

How would I or concept that would enable me to build something like this so I could keep building the system to drive income and investing?

The nice thing is, they cashflow the day I buy them and when I increase the rents (which I can because that's what I buy - only buildings in areas where I KNOW with 100% certainty the rents are increasing), I create higher cashflow and higher value.This model is what I am doing and it enabled me to deliver double digit returns to my investors and no investor of mine has lost his/her capital with my company.So the model works ;)

All in all I'm really happy that I did it though because while I made mistakes I learned a ton that will enable me later on.

We occasionally will borrow from a HELOC or use some private money to enable a purchase but then work on paying it down as able.

This system enables one man to control the entire jacking operation.

I will take a closer look that will enable me to make the numbers work with a fair cash flow.
