No doubt even more monies have flowed into LA and other U.S.A. metropolitans, but they have been able to absorb the demand better than Vancouver (here's where the geographical constraints loom large).I still contend that you cannot sustain a local economy when the folks who are the cogs in that machine cannot afford to live in relative proximity to their work.

In my opinion a successful business will outperform a solid RE asset in a given year (subjective), focus on turning your landscape company into a cash flow machine and push every dollar you don't need into REI to preserve, protect, and grow your wealth as PASSIVELY as possible.After you get to a better balance and have some rentals under your belt fix and flip could be your second business.

So, while many are trying to accumulate as many doors as possible in order to start the machine, I’m trying to figure out how to keep the doors down to a minimum while generating enough cash to replace the other half of my income.

We do not need to go to Mexico anymore, I can avoid the airports, the mountains of stinky seaweed flowing onshore, the machine gun road checkpoints, the scams at the local market, etc. and get in my car and drive to Florida.Unless you travel first class flying is now a truly painful experience.

Your place may be in worse shape, but I've had success in the past mitigating heavy cigarette/marijuana smoke in rentals I manage with an ozone machine.

I'm not being naive and thinking that the money machine that we've seen over the last few years will continue to run.

I am estimating perhaps I can get everything put back together Monday the best scenerio and Thursday the worst scenerio.Everything else works, bathrooms, washing machines no issues.
