Why struggle to get houses at a huge discount to sell to people trying to make a profit, when you can get them at full market and flip them to owner occupants with dreams pumped up by fake TV shows?

That's the dream IMO, property with none of your own money that safely cashflow after cap-x, vacancy, etc. 

Weddings aren't cheap and I shouldn't have tried to deliver on promises too big to keep for my wife's dream wedding.While some see me to still be over leveraged, I believe that I am at a much better level now.

Just practice and be patient, and sooner or later you will find the right deal/ opportunity to enter the passive income dream we all share.Last, since you are military, there is someone who has had a similar situation as yourself who has succeeded.

Glad you got to fulfill a childhood dream, not many can say that. 

Those 2 guys were my dream team and will be my go to guys for future projects.
