Personally I would like to see that happen more often to put an end to these game players representing themselves as "buyers".

Hello BP members, I am looking to invest in an area that is dominated by college students and was wondering if anyone has attempted to give a small discount on rent at the end of a semester pending the maintenance or improvement of a tenants GPA?

I hear it often from investors that are mainly in the residential space.The reason they say that is they simply do not have the connections in the larger player space as they do not do most of their business there.Just like residential investors have databases so do commercial investors and brokers.

Be aware that Baltimore is very much a cash-player town.  

To be honest, Regus dominates the part time office marketplace.

Looking to do another shortly and get into some wholesaling too, but I digress.I'm currently taking RE classes, but I chose to do mine in person at a reputable realty company in town.

Plug them in and see what gets spit out, does the rental rate and DOM in the area justify fixing and renting?  

Its all about learning how to get on your target...then paying what ever it takes to dominate it.
