So if there are mentorship programs hope they are teaching how to calculate failure and also how to mitigate failure.  

VA construction aka One Time Close is a great program to buy and build on a home.Keep in mind that some of the construction costs would need to be paid prior to closing.

This program is available on a full income / asset verification on a full documentation Conventional loan.

The municipalities here began a new program in November 2020 to eminent domain blighted/abandoned properties and sell them. 

I am NOT interested in owning any more real estate (retired here man) so I had planned on just paying my 15% long term Capital Gains tax rate and moving on to my "safe money" retirement program of MYGA's / CD's and High yield Savings account / Bonds / some Stocks.

In today's society, we have too many coaches and mentorship programs run by salespeople, not operators.

Any programs out there that help with this?

I could be wrong but that seems a bit high for this program.  

You do still need to get it inspected through the Rental Housing Inspection Program, but that's pretty easy.
