Just because you walk away from the purchase if the dealer cannot sell it for what you desire to pay (as cheap as possible) does not mean it is communism.

As you are saying, you'd have to move Title to your personal name (Title should be with the LLC right now) and get a homeowner/landlord insurance policy as well as an umbrella policy if you desire

They also usually are more energy efficient as the water is heated as needed and not heated to store in a tank that might not be used for many hours and tanked heaters typically have heated more water than needed (and this is desired because running out of hot water is a bummer).I do not want an annual maintenance effort as large as descaling a tankless water heater at my rentals.

I'm thinking we could sell off 10-15 acres of land, it is a fairly desirable area and the land wouldn't feel right on top of the park as it is wooded and hilly.

We've backfilled plenty of pizza huts, boston markets, etc that have single tenant free standing buildings and generally these buildings are highly desirable for other uses as well, we are often shopping for a medical user for instance.2) There is usually another restaurant operator looking to backfill a space and not have the buildout cost associated with a shell space.like with all things in real estate its a spectrum, and what you are looking for in a return, flexibility, and budget will generally narrow what is feasible for you and your search.have you given any thought to the above (ie returns, budgets, other uses)?

They will contest the debt and most likely you will end up needing a Judgement which you then hope to enforce later (good luck).The main leverage you have in your desired scenario is Posting negative item in tenants Credit Report and hope they care.

Do you want to have good cash flow, but not too concerned about the appreciation, or vice-versa, do you want a fair combination of both, do you want a property that is desirable and rents easily when vacated (or sells quicker), do you want to be able to sell it at a big profit in 10 years and buy a multi-family throwing off more cash flow or buy 3 other sfr's, etc.
