I was debating trying to go for a multi-family property or a SFH.When I was walking the houses, doing my research, etc., I noticed that the SFHs were the only thing in my price range that was in good condition and I could consider buying.

I know this is a big topic of debate with people with different opinions on Section 8.

I have some low end rentals I was debating on using this and sealing it with a waterproof sealer.

Since the tenant didn't renew, I have been debating selling the property outright to invest in smaller, potentially more marketable properties; try to continue leasing; and/or do a cash-out refi to buy another property more in the "sweet spot" (which seems to be $1400-1600 rent). 

Have no clue what it entails to sell or price the house, have super crocodile bath breath, have no idea what upgrades are worth, have no clue what items of their house brings value and what items do not, and what items actually reduce value (a crappy pool, a desperately needed to be torn down shed) etc. etc.Although motivated sellers, they are in many aspects worse than a blind targeted lead where you have to argue and debate trying to convince them their house is really not all that!
