Now if the owner fails to cure the problem, by either bringing the property up to code or removing the improvement and the city/town/county is forced to remove the violation and places a lien on the title for the cost, recorded in the public records, that may be a cloud on the title.

When I took the test, back when, I got 100% on the agent's and 98% on the brokers, or it may have been the other way around.You can cure the paperwork mess up by working with someone who can simply review your work before you act, may be a Realtor would help for a few bucks, or ask your friend to assist you,  you could go to a title company and ask them if the contract documents are good meeting their requirements.And, my tip, in business, do not mention your ADD, it isn't something that needs to be disclosed.

You can adhere to your rental agreement and notice the tenant of his breaches and give them 15 days to cure the breaches.
