Given the sheer size of the Atlanta market, and the staggering diversity across its sub-markets, I don't know that I'd trust anecdotal data for a critical analysis.Have you considered an aggregation site like AirDNA?

I invest in STRs in the Southern half of the US for 2 reasons:1) you get much higher year-round occupancy rates in the South & it’s simply tough to earn a good ROI in the North if your place sits vacant for a big chunk of the year2) Culturally, the Southern half of the US seems to be a lot more accepting of STRs regulation-wise.

I was wondering if anyone is familiar with the following platforms and which you believe is best for someone trying to build a diverse portfolio and fund a retirement account?

I fully agree that the transformation over the years has been fantastic and despite the influx of more diverse offerings such as restaurants and hotels and even the creation of a contemporary art museum (albeit only one of two worthwhile mentioning) they usually build another mall before they invest in real community projects or expand on a more diverse offering of the arts. 

@Jerryll Noorden Good point, our process is as follows:Mailers/Online AdvertisingCall center receives incoming leads and sets appointmentsSales agents run appointments and get property under contractDispositions team sets purchase price and sets up walkthroughsReceive offers and make final decisionRinse and repeatThe process itself isn't revolutionary, just that our team has effective people and we always maintain open lines of communication through our CRM, being in the office, and encouraging a culture where phone calls and texts are common.

Birm has very diverse jobs- agriculture, Hospitals, government, Military, Auto, colleges, etc.

Good cap rates, good appreciation, great diversity of product.

Proximity to the mountains, 300 days of sun, great beer, legal weed, arts, culture, bars, restaurants, parks ...
