I was expecting a lot more responses on this from my fellow investors, brokers, and agents from Las Vegas, Nevada on this.Here are MY THOUGHTS on the matter:We need to return to a free market in order to balance out inventory and have a true recovery.

I would like to do some deals in Las Vegas eventually, but I don't want to spend too much time away from the family.

We've seen markets that had great rent-to-value ratios less that a year or two ago become less attractive "second choices" for many of our clients (i.e. large part of Phoenix, Dallas, even Las Vegas).The good news is there are plenty of markets that provide good cash-flow and rates of return.

Not so much in CA and Las Vegas, NV (in my experience at least)

I have my reserves ready to pounce once that happens.....I bought a Las Vegas home in 2010 and got more than 50% off from the 2006 price.

Large private equity real estate firms often invest in trophy buildings, from the Willis Tower to the Cosmopolitan Hotel in Las Vegas.

You won't find the value you would in South Fort Worth or out West on Las Vegas Trail but then again you won't have to live in either of those areas.
