I'd rather participate in syndications than create a business of lending.Also note that lending has none of the tax benefits owning real estate has, which makes a big difference.

A financial advisor can help you  create a comprehensive financial plan to make sure you cover all your bases before you move forward. 

Once you're ready, create a goal (e.g., "I will buy at least one single-family home, duplex, triplex, or fourplex before the end of 2019") and then do it.

It can create some tension, but that's why REI can be so lucrative, sometimes you have to do hard stuff that no one else wants to do.
