I call the contractor a d get updated prices Eg well was $3200 now $4800Septic was $3800 now $6,000 + fortunately house prices have gone up at least that much so it evens out It seems petroleum based products such as LVT and shingles have not gone up in price Wood based products as you know have.

They are made down to a price for a reason.Flooring can have significant sags in them, roofing on a singlewide MH can be difficult to repair on older models as they are often made out of metal and curved rather than shingled.

Hi,I'm in the process of a BRRRR deal and I have a roof that needs to be replaced.I received 5 quotes so far ranging from 27K to 43K.When I ask why the price is so high the answer is "you have a cedar shake roof under the shingles".Was wondering if someone has some insight what I should be expecting to pay per square for a roof tear off and installation.I'm located in Buffalo NY and I know prices vary but 900$ a square (for the cheaper one) seem outrageous to me.

I've seen lots of semis with two exterior colors, two shingle colors, a half-new driveway, etc.I think the only way that you could split any other configuration of a duplex is by making it a condo and collecting HOA and having a condo corp... which for two units is absolutely ridiculous.

Hi Sam,The cheapest way would be to rent a ladder and a trailer (for the shingles) and go up there and nail it on yourself.About half of the job is getting the old shingles off and into a dumpster.They make a tool called a "Shingle Spade" to help remove the old shingles.Or start calling around for bids, but realize sometimes you get what you pay for in terms of installation quality.And the prices of plywood in FLA are pretty high right now.But DIY lets you know it's been done correctly according to the instructions and code, as well as pocket all of the labor money to use twords another investment.

I am needing to purchase a new roof for one of my rentals so I can get insurance, and have been given a couple of options;1.) shingle tear off and replacement with Tamko architectural shingles- $68502.) the above option but with an upgrade to Certainteed landmark architectural shingles- $76003.) a metal roof over the existing old shingles.- $7900Which would you pick?

It doesn’t sit right with me but I pay the contractor with my Credit Card.I further inspect it, turns out from the contract we agreed to he switched the shingles on me and all the hardware that was signed and agreed to.
