Regarding renting the mobile home, it depends on your comfort level with the types of clientele the home attracts.

I usually will say who referred me to them and say that they are a friend, neighbor, family, etc and will then ask what their lead times usually are for work to be completed, how they communicate, are they comfortable working with me being out of state, how do they collect payment (terms and preferred method) and do they offer a business rate?

I take them at there word because I MUST, I don't feel I have the comfort of playing ostrich and just hoping all comes out better.

You can also offer to be there on site while they are out to make them feel more comfortable.

You can collect rents electronically, and stop in at the property once a year or however often you feel comfortable as long as its agreed upon in the lease agreement.
