The one thing to watch out for is things installed on your common circuit.

A deal breaker.

ALL IRRIGATION HAS TO HAVE A BACKFLOW OR PRESSURE BREAKER INSTALLED. 

Making sure the thermostat is working, checking the transformer on the circuit board, changing the pilot light module or heat sensor. 

So we now ask vendors if they smoke and sometimes it is a deal breaker for us. 

This is the biggest deal breaker on the note you described.

Most backers would want to see you putting some skin in the game, but it´s not necessarily a deal breaker if you´ve secured these properties at a low enough price. 

The property that we did get was less than ideal- funky layout, knob and tube wiring, fuses instead of a breaker box, badly needing paint and insulation and flooring...  

This came out in the third meeting, which means we had over eight hours of focused discussions which were all leading to a green light for the partnership before we unearthed the deal breaker.  

You take the time to tell me what you're looking for, where you're looking for it, what you want it for, how soon you want it, as well as anything you don't want that count's as a deal breaker.
