On the income side I would get signed estoppel statements, a certified rent roll, etc that way you have something on record saying that’s how much the monthly income is.

Tearing down hazmat is different than a regular demo job so depending on the county you may have some extra costs on that side as well.Testing, clean up, and certifying costs can get really pricey really quick if you're going to do it the right way - but even after you've got it passed off by the health department, you will still have to disclose the history to renters of buyers.

It’s too bad your renters didn’t tell you when they received a certified letter saying the Hoa was trying to get ahold of you about a violation which I assume they would have as all fine notices I’ve received have come certified mail.

If I'm launching a new account I'll take a gauge at the competition, yes, but not to see how big they are but to see what wording they are using, how are they positioning themselves in the marketplace, are they using relevant ad copy, are they using the keyword in the path URL, are they even using something so basic as ad extensions.
