Do the pads/areas where you plan to move them to all have sufficient concrete/gravel/piers for anchoring/etc?

What you want to guard against by having policies is the knucklehead who hangs 4 tvs on the walls with huge holes and anchors, drills holes for video game cables, etc, then just bails like that.

DO NOT buy just to buy marginal to loser deals where the debt is an anchor you have to hold for years or decades before you can get out from under it and invest again.If you make 50k a year at  a job and save up 30k over 3 years then you can't make a big mistake with your first purchase.

That will continue to be a key anchor in the area. 

But what I am looking for is an economic anchor in the area

We invest in the south end (5 properties) because it just makes more financial sense, but there are definitely ways to make it happen in the north end as well if work and friends have you anchored up there.

Do most garages in Chicago have anchor bolts?

If this happens to be a motivated seller with a new 10yr+ lease with an anchor tenant selling 20% above market cap, that changes the discussion.
