For a first investment it has really taught me allot which is only getting me ready for my next property.

My response was to review the lease and to pay rent within the allotted grace period. 

@Lucas Austin Great advise given above , not allot I can add@Robin Morales   Totally Agree with Paul and Lien   Pre-approval letter isn't worth a whole lotFor both I'd start with your local banker that you have checking/savings/ credit cards with.

I've thought about keeping an account for the year's recurring expenses (debt service, taxes, insurance) and another account for repairs, vacancy, management allotment (self manage now) and Capex.

I have had allot of luck with finding whole families and duplexes/side by sides in Cudahy & parts of Milwaukee.  

Can usually allot 5-10% vacancy factor and same for maintenance.9) Class B usually also okay, but needs more attention from owner and/or PMC.
