I would bring this situation up with a local real estate attorney and fill myself in more completely on landlord/tenant laws and rights but you can also think that if you rent the house to 4 adults knowing at some point from the start they will each take one of the rooms you provide lock and keys for each room.

Most adults will/should respect a young business man if they carry themselves properly.

. - You shouldn't be wasting time with these grown adults to referee who is going to pay rent.All of them who signed the lease are accountable.

A person buying a house simply to appear more adult is making the same mistake as a person who buys and finances a luxury car outside of his/her budget.

Maybe i asked the question the wrong way.Does the number of non working adults wanting to rent effect how you evaluate their ability to pay?  

First night there was about 20 kids and a few adults.

First I looked through Probates that "Determine Succession to Real Property"In these, I easily found the info I needed, but all the properties were under 150k in value, which in California means they were all small Land properties.Then I looked at Probates for "Guardianship of Property", but this had to do with an adult overseeing a property where the executor was a child (in one case, they were 1 year-old).

Where we are, you need different zoning on order to rent one apartment to more than 3 unrelated adults.  

They do have surviving adult kids but the house as of now is still listed under the decesed parents names and they have been gone for a few years.  

I thinking serving he city with a lawsuit and then settling right out of the starting gate to make this an adult or senior living community.Who own's the senior center and why do they have more pull than you?
