Hi all, would appreciate some objective feedback as I only own LTR’s and not STR’s.My family and I recently booked a trip to Europe and used AirBNB for accommodations.The first place we booked was for 2 nights and was non-refundable (we didn’t look at the cancellation policy).About a week prior to the flight, we realized that there was a mandatory 5 day quarantine for children (us adults are vaccinated).

NO entertainment business allowed (i.e. ax throwing, theater, bowling, music or alcohol) Desired Businesses: Pharmacies, Medical/ Retail Sales, Insurance, Engineering, Salon/Spa, Government Agencies, Tax/Accounting Firms, Attorney, etc.

A few receive benefits so one person can care for the kids/older relatives while the older kids go to school and work one or two jobs and the other older adults work one or two jobs AND have the second home businesses or side gigs. they get a 30 day notice with no warning and don’t want to deal with the legal system or don’t know their rights or have language barriers so they end up with relatives or in cheap motels because no one will rent to them for one reason or another (benefits, pets, no ID, no credit).

I no longer see value in holding real estate, excepting those specific situations which are government supported, e.g. subsidized housing, adult living facilities and the like or if getting the real estate at fire sale prices, e.g. 25% of current fair market value.

It depends on how you measure "deals are better"  Some of the measures access to entertainment & access to business corridors which results in low vacancy rates.
