The wood look tiles are really convincing and if you get a commercial grade product, the wear layer will outlast most anything else on the property.  30mil vs. 8mil.If you do decide to stick with carpet, for durability sake, I would go with a nylon or olefin, low pile, low profile loop/berber pile NOT a cut-pile!

My guess is that the places that allow you to wholesale will not consider it to be part of your independent contractor agreement, and thus not want a cut of it.

True there is no market without cycles. however the australian market is the best performing one in the developed economies. though it is dependent on Chinese , the market might have a correction or soft landing but will never crash. there is  acute shortage of houses sort of controlled release of land.
