The wood look tiles are really convincing and if you get a commercial grade product, the wear layer will outlast most anything else on the property.  30mil vs. 8mil.If you do decide to stick with carpet, for durability sake, I would go with a nylon or olefin, low pile, low profile loop/berber pile NOT a cut-pile! 

This way you can send them the deals you find that don't work for you personally, and make a cut once they find a buyer. 

My guess is that the places that allow you to wholesale will not consider it to be part of your independent contractor agreement, and thus not want a cut of it.

I suspect you would need at least 50 rentals just to scrape by in San Diego, and that depends on what the Broker takes for a cut.

And a kitchen area that small you could spring for a cute backsplash for minimal costs. 

True there is no market without cycles. however the australian market is the best performing one in the developed economies. though it is dependent on Chinese , the market might have a correction or soft landing but will never crash. there is  acute shortage of houses sort of controlled release of land.
