The problem here was a couple fold.1) The city was looking a higher foreclosure rate on top of a higher rate of abandoned and dangerous properties. 2) My university was looking at a housing shortage starting in a few years. 

I mostly look in the university areas for these types of properties, but I keep finding deals on the outskirts of town and I'm a little leary that I may have trouble filling these units! 

For example, I just put a 5 unit complex under contract that brings in $850 in rent per unit, my renter base is strong and reliable, I can count on the University, Military Base, and Oil works to bring home the bacon (Always willing to assign it).

Also there's a medical school to a major university in the same vicinity.

You have to be accredited to use their platform - chances are that's a non-starter for a lot of us here

We are accredited investors with experience in other assets classes.

My rental property is just being rehabbed and will be ready for tenants in the new year.I've had investment properties for a number of years now, but always rented to family and friends, so this part is new to me.The area is near a university so there are a lot of students looking for accommodations. 

Unless there have been very recent changes, the few opportunities you will find are for Accredited Investors only.

I want to make this a full-time career while I attend the University of Texas at Arlington in my purse of a finance degree.

I am only stating that you can't assume that there is a universal constant that approximates what you will experience.
