It seems like there is an extra piece to this puzzle that doesn't belong.

We have the same pieces of the puzzle that Charlotte had 10-15 years ago and Denver had 10 years ago.

We can do any part or piece of that puzzle as well..It's a pretty involved process, but happy to discuss with you over the phone..

As for whether we rented below or at market rate, I will take your advice and discuss with a tax accountant experience in real estate as I want to ensure we handle that piece of the puzzle correctly.Thanks again for your time and help!

They are peices of the analytical puzzle sure but in the end they can be really more of an emotional reason for a decision.  

Another piece of the puzzle: if you are getting different insurance on the house when you turn it into a rental, and the roof really is beat, the new insurance may require you to replace the roof before they will write a policy. 

That's like trying to put a puzzle together without all the pieces.

I looked back at my comments because I was a bit puzzled why you disagreed and I made an error in omitting a qualifying comment.  

And it can be a huge puzzle to figure out where it's coming from (there was a long thread about this on BP a while back) Also- the financing you would need on these two properties would be hard to co-ordinate; one requires a construction loan, one doesn't...Frankly, I would really suggest you do not do this as a first property.

However, many investors will only give you a piece of the puzzle as they don't necessarily want to train their competition.
