@Erica King Sounds like this is more of a personal budgeting concern rather than a real estate one.

The 50% rule - in my opinion- is used solely as a quick back of napkin calculation to determine if it is worthwhile to do more investigating of a property. 

As I update this on 2/1/2025 it is still the highest recorded sale.

If it’s a good deal based on the comps, and in a good location, then I’d look into a conventional loan and maybe putting a little more down so that it cash flows.
