For what it's worth, in my area I purposely stay away from decks for the maintenance reasons and insurance reasons (my ins carrier makes a stink about grills on decks of rentals...something about careless renters, lighter fluid, and burning buildings!....

As far as the no pool thing - you can probably have something comparable - hot tub, kiddy pool, outdoor grilling/lounging area with lights, cornhole/ other games etc.

In the DC metro I notice more properties are painting the plywood black and then painting the window grills over the black so it gives a false sense of a window.

If you know you can spare a some Benjamin's, grab a caterer and stuff them with BBQ for a couple hours.

Also, be sure to stop at Louis mueller BBQ each and every time you go out there to check on your property. :)
