Key things to keep in mind with your numbers are:Rent should be > PITI (principal, interest, taxes, & insurance) + maintenance + vacancy + capex + property management fee. 

Keep in mind this doesn't account for rehab, repairs, and reserves necessary to maintain rentals.

Another thing to keep in mind is to make sure you have an active income to help you have more options in terms of the strategy you will use to begin investing.

In my mind, this would include budget tracking/management, CRM for vendors, links to outside service vendors/resources along with a project management tool.
